Maintaining your property is vital for reducing the risk of damage and maximising the building’s value. Most landlords understand the importance of regular maintenance…Still, we find a few crucial tasks can sometimes slip through the cracks. 

As property maintenance providers, we’re often called in after routine maintenance has been deferred. We can say with certainty that keeping up with basic tasks could avoid or at least seriously reduce many of the issues we encounter. 

So…From our point of view, as the professionals tending to that too-often preventable damage, we think every Kiwi landlord should prioritise the following:

1. Gutters and Drainage

There’s a reason this one is top of the list – In our famously wet climate, a well-functioning drainage system is essential. Regularly checking and cleaning gutters, downpipes, and drains prevents water from accumulating and causing damage to the roof, foundation, and exterior walls. When it comes to gutters and drains:

  • Schedule cleaning at least twice a year: Aim for one cleaning before winter and another after the autumn leaves have fallen. 
  • Clear debris regularly: Remove leaves, twigs, and any other debris clogging gutters and downpipes. 
  • Inspect for leaks or damage: Look for cracks, loose fittings, or gaps where water might leak. Address any issues promptly to prevent further damage.
2. The Roof

Your roof is the first line of defence against the elements (especially water!). Neglecting it can lead to costly repairs throughout the structure. Regularly checking the roof for any damage is crucial, especially after strong winds or heavy rain. Be on the lookout for:

  • Missing or damaged tiles: Look for any loose, cracked, or missing tiles. Replace them promptly to prevent leaks and further deterioration.
